Title Searches
Our team performs thorough title searches, meaning we gather all of the documentation and paperwork regarding a property’s past ownership, to ensure that the home seller legally owns the home and has the right to sell it. We also need to determine that no liens, such as mortgages or back taxes, still need to be paid off. A title search is important in giving you peace of mind that once you purchase the home, it will be legally yours and you won’t need to worry about anyone else making claims on the property.
Lender’s Title Insurance Policies
All lending institutions in Ohio require that you purchase a lender’s title insurance policy. This policy will protect the lender’s investment in the case that there are faults in the title. However, lender’s title insurance does not provide any protection for the home buyer.
Owner’s Title Insurance Policies
Owner’s title insurance is not required, but we highly recommend it if you are purchasing a home in order to protect you and your investment in case any faults with the title arise, or someone else makes a legal claim to the property.
